Multifamily
Every apartment community holds a story of value being built, one lease, one renovation, one decision at a time.
Every apartment community holds a story of value being built, one lease, one renovation, one decision at a time. Owning multifamily property is not just holding real estate. It is holding a piece of how others live, and that responsibility deserves an advisor who treats it that way.
We represent owners and investors buying, selling, and holding apartment communities across Southern California. From underwriting through close, we operate as an extension of your team, bringing current market data, pricing strategy, and negotiation strength to every stage of the transaction. This includes identifying opportunities before they hit the open market, advising on timing that protects long term value, and making sure every decision reflects both the immediate transaction and the future performance of the asset.
Our role is always hands-on. We coordinate directly with lenders, appraisers, attorneys, and property managers so the deal moves forward with intention and precision. Whether it is a single asset for a private owner or a portfolio for an institutional investor, we bring the same preparation, accountability, and attention to detail.
The result is a transaction that feels informed, controlled, and fully in your hands, backed by an advisor who believes your asset deserves to be built into something greater, not just sold.
Retail/Mixed-Use
Walk down any thriving street and you are looking at strategy, not luck.
Walk down any thriving street and you are looking at strategy, not luck. Every strong tenant mix, every full storefront, every property that anchors a neighborhood started with someone who saw its potential before anyone else did.
We advise owners and investors navigating retail centers and mixed-use properties, where tenant mix, foot traffic, and positioning determine what an asset is truly worth. We study each property the way an operator would, understanding what draws customers, what drives lease value, and what a buyer or tenant will actually pay for. This includes identifying repositioning opportunities, advising on the right tenant strategy, and building a marketing approach suited to the asset rather than a generic template.
We stay engaged through every stage, coordinating with brokers, attorneys, and management teams so nothing gets lost between the offer and the close. Whether the asset is a single storefront or a full mixed-use development, we bring the same depth of market knowledge and hands-on involvement.
The result is a transaction grounded in real positioning strategy, turning a property into the kind of place that pulls people in and keeps them coming back.
Landlord & Tenant Representation
A lease is a bet on the future, made by two parties who need each other to win.
A lease is a bet on the future, made by two parties who need each other to win. Get it right, and it becomes the foundation for years of growth. Get it wrong, and it becomes a burden neither side can easily undo. That is why every lease we touch gets treated like it matters, because it does.
We represent landlords filling space with the right tenants and tenants finding space that fits their business and their budget. For landlords, this means positioning a property correctly, evaluating tenant strength, and negotiating terms that protect long term income. For tenants, this means understanding true market rates, identifying leverage in a negotiation, and securing terms that support the business, not just the square footage.
We are directly involved from the first conversation through lease execution, coordinating with attorneys, brokers, and property managers so every term is understood before it is signed. Whether representing a landlord with a single vacancy or a tenant expanding into a new market, we bring the same discipline and attention to every negotiation.
The result is a lease built to support what comes next, for your business, your income, and your future in that space.
Specialized Assets
Some assets do not fit a template, and they should never be handled like they do.
Some assets do not fit a template, and they should never be handled like they do. These properties are special and may include:
- Aviation Properties
- Space Travel Infrastructure
li>Marine/Marina Property
Owners of these assets require the understanding of their world completely, the regulations, the operators, the buyers who actually know what they are looking at.
We advise owners and investors in all of these asset types, where the right buyer, tenant, or strategy requires knowledge most brokers simply do not have. This includes understanding the regulatory and operational realities specific to each asset type, identifying the qualified pool of buyers or tenants who actually understand the category, and structuring a deal that accounts for the complexity these assets carry.
We stay closely involved throughout the process, coordinating with the specialized attorneys, consultants, and operators these transactions require. Whether the asset is a hangar, a fixed base operation, a space port or waterside marina, we bring the same depth of preparation and market fluency.
The result is representation from someone who understands exactly what your asset is, what makes it exceptional, and exactly what it takes to transact it correctly.
The Winestone Standard
Market Intelligence
Clarity before commitment
Every successful deal is won long before anyone sits down at the table. It’s won in the weeks of preparation nobody sees, the comps pulled and stress tested, the absorption data studied, the true story of a submarket understood cold before a single number gets written down. Most deals are defined by what wasn’t figured out in advance. Pricing built on assumption instead of evidence. Offers made on optimism instead of underwriting. A client stepping into a negotiation without truly understanding the market they’re standing in.
We built our business to eliminate that gap entirely.
At Winestone Partners, market intelligence is our commitment:
To the owner who deserves pricing grounded in reality.
To the investor whose capital deserves real protection.
And to the deal that deserves to be right from the very first conversation.
We treat every submarket like our own portfolio. We study comps, absorption, capital flows, and true asset performance before a property ever hits the market or an offer is drafted. We ask the hard questions about value and timing while the answers are still free, because once a number is on paper, it starts shaping everything that follows.
By the time we bring a deal to the table, it has already been underwritten in full, pressure tested against every scenario that matters.
For our clients, this means walking into a negotiation with conviction, not hope. For the other side of the table, it means facing a counterpart who has already done the work they probably haven’t even started yet.
Most brokers list a property and hope for the best. We study the market until we know it better than anyone else in the room, and that changes everything that follows.
Strategic Positioning
Presented the way it was meant to be
Every property has a ceiling, and most of them never reach it because nobody built a real strategy to unlock it. A listing goes out with generic language instead of a story buyers actually respond to. A tenant mix gets treated as an afterthought instead of the single biggest lever on value. A pricing decision gets made to move fast instead of to move right.
This is where value quietly disappears, and it’s exactly where we go to work.
Our team studies every asset the way an owner operator would, not the way many other brokers do. We look past what a property currently is and identify what it can become, then we build a positioning strategy around that vision from day one. We surface the hard questions early, while they’re still cheap to answer, instead of mid negotiation, where hesitation costs leverage.
This is what it means to carry a strategy through an entire transaction. Not simply listing a property and waiting for the market to respond, but actively shaping how that market sees it, from the time it hits the market until closing on the deal.
For our clients, this means the full value of their asset gets realized, not just the surface value. Nothing gets left on the table.
Great outcomes are never an accident. They happen because someone held the vision for what an asset could be, all the way to the close. That’s our promise to every one of our clients.
Negotiation Discipline
The process is the product
Vision without execution is just a good idea nobody acted on.
Commercial real estate is full of brokers who care deeply about winning and still lose ground at the table, not because they lack skills, but because they lack a system. They negotiate off feel instead of preparation. They treat discipline as a personality trait instead of a professional standard that shows up in every conversation, every counter, every deadline.
We treat it as the standard.
At Winestone Partners, every negotiation is engineered before it begins. We map the other side’s likely position before the first call. We anticipate counteroffers instead of reacting to them. We manage timelines like leverage, because that’s exactly what they are. Every stage of the deal is planned in advance, never improvised under pressure.
This level of discipline produces something the industry rarely delivers with consistency: predictability. Deals that would normally stall keep moving. Surprises become the exception instead of the norm. The strength you feel in the first conversation is the same strength that shows up at the closing table, because we build it into the process, not just the pitch.
For our clients, this means a transaction that feels controlled and confident, no matter how complicated it gets along the way.
A well negotiated deal is never luck. It’s the result of a system engineered to perform, every single time.
Pricing & Value Clarity
Transparency that builds confidence
The most damaging number on any deal is the one that shows up too late to do anything about.
The industry has quietly normalized financial opacity. Pricing delivered with false confidence. Risk buried instead of explained plainly. Clients making decisions worth millions without truly understanding the financial reality until the moment it’s too late to change course.
We refuse to operate that way.
At Winestone Partners, pricing clarity is a foundational promise to the client who deserves to make informed decisions, and to the deal that deserves to close on solid ground instead of shaky assumptions. Our clients see exactly how comps, timing, and deal structure translate into real value, in real time, at every stage of the transaction. Not after the fact. Not when it’s already too late to act.
Because at this level, speed was never the goal. Getting it right was.
When adjustments become necessary, and in a real negotiation, they always do at some point, we treat them as a strategy problem to solve, not a concession to accept. The question is never what are we willing to give away. It’s more about what are we protecting? Value, leverage, and long term position drive every decision. The final number is the outcome we build toward with intention, never a target we quietly lower and hope you don’t notice.
Clarity was never a courtesy we offer when it’s easy. It’s the standard we built this entire team around.
Technology & Systems
Structure that makes complexity manageable
Commercial real estate still runs largely on fragments. Information scattered across text threads, buried in email chains, spoken in conversations nobody wrote down. Decisions made without the right people in the room. Updates that travel slowly, land inconsistently, and mean something different to every party involved.
The result is noise, and in a business built on timing, noise is expensive.
At Winestone Partners, we built a different kind of infrastructure. Every transaction runs through a customized system where market data, communications, documents, and decisions live in sync…accessible, current, and impossible to lose. We designed our system (yes, including AI) to ensure that everyone needed has all the data to execute efficiently and with the highest degree of accuracy.
But technology alone closes nothing. Software doesn’t negotiate a deal. People do. Our team runs these systems with the same intensity we bring to the negotiation table itself. Technology amplifies our discipline here. It never replaces it.
The result is a transaction experience with dramatically less friction. Fewer miscommunications. Fewer delays caused by information gaps nobody caught in time. A process where your energy goes toward the decisions that actually move the deal.
We chose structure in an industry that settled for improvisation. That choice shows up in everything we do.
Client Experience
Built around you, from start to finish
A commercial real estate transaction is one of the most consequential financial decisions a person or a company will make. It deserves a process worthy of that weight, not just efficient and organized, but genuinely human. Built around the people carrying the decisions.
This is the Winestone difference, and it’s the reason this firm exists. Every system, every conversation, and every decision we make is built to honor it.
The industry has spent decades optimizing for the transaction. We optimize for our clients and the team engaged in a successful deal.
From the first phone call to the final signature, our clients always know exactly where their deal stands, what’s coming next, and what it means for them. Communication here is never reactive, it’s designed, deliberate, and timed to move at the pace of the deal instead of scrambling to catch up to it. We never wait for something to go wrong before we pick up the phone.
What that builds is something rare in this business: trust that compounds. Every update strengthens it. Every decision made together deepens it. Over the life of a transaction, our clients move from informed to genuinely confident because we brought them into it and stood beside them the whole way through.
We also respect that your time is finite and your attention is valuable. Being engaged in your deal should never mean being consumed by it. Our process gives you real involvement at the moments that matter most, and the confidence to step back when it’s in capable hands.
The transaction we’re guiding is significant. The experience should feel that way too.
That’s not a promise. It’s the entire point of why we do this.
Founders Philosophy
Every commercial transaction carries more weight than the number on the offer. A multifamily owner deciding whether to hold through a rate cycle or sell into it. A retail landlord trying to fill a vacancy with the right tenant instead of the fastest one. A business owner negotiating a lease that will shape their operating costs for the next decade. An investor evaluating a specialized asset that does not fit a standard model. Every deal has a story behind it, and every decision carries real consequences for the people who own the asset.
I believe representation should meet that weight with judgment, not just paperwork.
That judgment comes from my two decades spent inside this industry, not observing it from the outside. Years in construction taught me to read a building the way a contractor does, understanding true condition, true repositioning cost, and true timeline before an offer is ever written. Years in finance taught me how capital actually moves, how lenders underwrite risk, and how a deal gets structured when the obvious path does not work. That foundation means Winestone Partners does not just represent an asset. We understand its mechanics, the way an owner or operator understands them.
Some of what shapes this philosophy comes from specialized experience most brokers do not have. I hold a certification in collaborative family law through the Los Angeles Collaborative Family Law Association, and that training, along with dozens of divorce related sales, shapes how the team handles ownership transitions where a property sale is tied to a divorce or a partnership dissolution. Those deals require more than negotiation skill. They require discretion, patience, and the ability to protect an asset's value while people work through a difficult transition. As a licensed pilot and aviation buff, it shapes how we approach Specialized Assets like aviation properties, where precision, regulatory fluency, and zero tolerance for shortcuts are not optional.
I belive that these experiences, resources and skill sets give our clients get an advisor who reads a deal in full, sees around corners, and stays composed when a transaction gets complicated.
Every engagement we take on, a multifamily acquisition, a retail or mixed-use disposition, a landlord or tenant representation, a specialized asset transaction, receives the same standard. Strategy grounded in real market data. Timing built around real leverage. Communication that never goes quiet when a deal gets hard. Care that shows up before something goes wrong, not after.
This philosophy has guided over $200M in transactions across Canada and the United States. But the number was never the point. It is simply what happens when market knowledge, discipline, and genuine care for people are brought to every deal, without exception.
This is what commercial representation should always feel like.
